If you're thinking about buying or selling a home in Arizona anywhere in  the East Valley, chances are you've run into a few pieces of "common knowledge" that sound true but aren't. Here are four of the biggest myths we hear — and the facts that actually matter.

Myth #1: You need 20% down to buy a house.
Fact: There are loan programs available with far less than 20% down. Before you count yourself out of the market, talk to our  lender and find out what you actually qualify for.

Myth #2: Spring is the only time to sell.
Fact: The East Valley market moves year-round. Whether it's the right time to sell isn't about the calendar, it's about your circumstances and why you're moving in the first place.

Myth #3: You should wait for rates to drop before you sell.
Fact: If you need to move, you need to move, regardless of where rates sit. Waiting it out can end up costing you the equity you've already built.

Myth #4: A home's value is whatever the last sale on the street was.
Fact: Comparable sales matter, but conditions and timing shift the numbers constantly. Figuring out what your home is actually worth today — that's literally our job.

The bottom line: Don't let outdated assumptions keep you on the sidelines. If you're weighing a move, let's talk through your specific situation and get you real answers instead of real estate folklore.

Which of these myths surprised you most? Reach out — we're happy to walk through your options.
