Top 5 Things You Should Know About Using a VA Loan
If you've served in the military, you’ve earned more than just our gratitude. You’ve earned real benefits that can change the way you buy a home. I spoke with a buyer earlier this week who had no idea how easy it actually is to use a VA loan. That conversation inspired this blog. So if you’re wondering what it takes to use your VA benefits to buy a home in Arizona, here are the top five things you should know.
1. You don’t need a down payment.
This is one of the biggest advantages of a VA loan. In most cases, you can buy a home with zero down. That means you can keep more cash in your pocket for moving expenses, home upgrades, or just peace of mind.
2. No private mortgage insurance (PMI).
Unlike conventional loans, VA loans don’t require monthly PMI. That alone can save you hundreds every month and make a higher price point more affordable.
3. You still need decent credit and income.
The VA loan is flexible, but it’s not a free pass. Lenders still look at your credit score, income, and debt-to-income ratio. It’s a good idea to get pre-approved early, even if you’re just starting to think about buying.
4. You can use it more than once.
Many buyers think it’s a one-time benefit, but that’s not true. If you’ve used a VA loan in the past, you may still have remaining entitlement—or you might be able to restore full entitlement and use it again.
5. Not all homes or agents understand VA loans.
It’s important to work with a lender and an agent who truly understand the VA process. Some sellers still hesitate when they hear “VA loan” because of outdated misconceptions. I make sure my clients are fully informed and confidently represented.
